What Documents Do I Need to Apply for a Mortgage?

There is no single checklist. Documentation is built around three areas — income, assets, and residency status — and what's required in each depends on your situation.

The income side depends on how you earn. A salaried W-2 borrower has a relatively simple file. Self-employed borrowers and 1099 earners need business documentation as well, and rental income adds lease-related records. Whether income is documented through tax returns or another method changes the entire composition of the file.

The asset side is about where your down payment and closing funds came from. It's not just account balances — it's how the money arrived. An unusually large deposit will draw a separate request to document its source. Funds gifted by family or transferred from overseas take longer to prepare.

The residency side varies between citizens, permanent residents, and visa holders. Visa type and remaining duration can change how the file is reviewed.

Delays don't come from missing documents. They come from the wrong ones, or from the same one submitted three times. Gathering everything on a generic list is usually slower than assembling exactly what your case requires, and unnecessary paperwork can raise underwriting questions that wouldn't otherwise exist.
