Pre-Approval vs. Pre-Qualification — What's the Difference?

They differ in how deeply your file is verified, and therefore in how much weight they carry when you make an offer.

A pre-qualification is an estimate built on the income, assets, and debts you describe. No documents are verified, which makes it fast but non-binding. A pre-approval reflects an actual review of your documentation and credit against underwriting standards.

Sellers and their agents recognize the difference immediately. In a competitive listing, which letter you bring often decides the outcome. And pre-approvals themselves vary in strength — how far the documentation was verified, and how many conditions remain outstanding, changes how much a letter is worth.

What happens after issuance matters more than people expect. A pre-approval reflects your circumstances on the day it was written. If your income or credit changes afterward, your final terms can change too. Switching jobs, financing a car, or opening a new credit account will all do it. Keeping your finances unchanged through closing is the safe approach.

Letters also expire. They aren't open-ended, so a long house search usually means renewing along the way. We'll advise on what level of documentation you need before writing an offer, and what needs to stay unchanged between that letter and closing day.
